The corporate office sector has seen a resurgence of late in the aftermath of the residential boom.   The city centres, such as Johannesburg and Cape Town, have been revitalised primarily with residential developments. There is now a strong trend towards a surge of commercial developments.  

The market is split into two segments – the rental and sales markets.   With this revitalisation, corporate clients are seeing the benefits of returning to the CBDs.  Corporate clients are capitalising on the low rentals offered, as the market has not yet responded to the shift in perception of these areas. 

There are also opportunities for capital investment,  which has seen numerous corporates purchasing old buildings and re-developing into A-grade office space.   They are able to sub-let parts of these buildings, further improving the yield of this development while at the same time having a customised space reflecting the corporate brand.
