The key client objective was to replace all capital plant that had reached the end of its life expectancy. To achieve this the completion of the plant had to be carefully phased as a department of UBS needed to occupy half the building prior to the capital plant being fully complete.
This meant on occupation the BMS and new chiller plant was not fully functional, however, due to occupation being in winter the chiller plant was not needed. While the second phase was being completed the building management team had to continually monitor the environment of the building and adjust manually.

The refurbishment of 75,000sq ft of office space from Shell and Core. In order to facilitate the requirements of business units the project was undertaken in two phases so that early access to the building could be achieved. The first half of the project was completed in 20 weeks from design to construction with the remainder handed over 13 weeks later.
Our Client recognised that early involvement of the professional team during the due diligence period led to greater clarity on the extent of the replacement of capital plant, which in turn resulted in a more realistic programme.
The professional team’s greatest success was the involvement of the Client FM Team throughout the project. This meant that the client could inform and control the level of expectation of the occupying teams throughout the process.
