Colmore Plaza is a 14 storey Grade A office building currently under construction for Abstract Land.
Deemed to be the best speculative office scheme in a regional city, the former Post & Mail Building, will comprise 307,000sq ft of lettable office space and is expected to provide the UK’s second city with office space to rival that of London.
The project involves the redevelopment of part of the former Birmingham Post and Mail printworks and offices, providing 307,000sq ft of Grade A office accommodation. The design of the building and the quality of the accommodation will be constructed to such a standard that it reflects the anticipated typical specification of offices for institutional occupiers in the City of London at the planned time of delivery.
Colmore Plaza has been designed to provide a landmark office building which is both attractive and sits in context with its immediate surroundings. It is one of a very limited number of speculative office developments currently underway in the city. The building consists of 14 storeys with 2 basement levels of car parking and 3 storeys of underground storage.
A typical floor plate provides 22,791sq ft of largely column free floor space; the floor to ceiling heights are 2.75m with a raised access floor of 150mm. Each floor plate has a possible subdivision for 4 separate tenants.
The project was taken from feasibility in late 2004 through to the submission of the Planning Application in March 2005 and award of a planning decision in June 2006.
The demolition of the existing Post & Mail building started in April 2005 and ran for a period of twelve months. New construction commenced in January 2006.
Bettering the construction programme Colmore Plaza is due for completion in January 2008 and the building is now substantially complete.
The project was sold by Abstract Land in 2007, the deal at the time was the largest property deal in Birmingham.
Davis Langdon are appointed as Project Managers on the £61m scheme. The appointment lasts for approximately four years from pre contact to fit out stage.
