Bakkavor Pizza invested heavily in their Lincolnshire production facility, adding to the region’s prosperity.
The project involved part demolition of an existing building and then extending what was left, to provide a new pizza processing factory, a refurbished existing factory, staff canteen and shop.
Three UK locations were explored, with option studies prepared for each alternative site. The budget of £7.8 million and the six-month timescale remained at the forefront of our client’s requirements, resulting in some challenging parameters that utilised all our skills and expertise.
We tendered on provisional information, to enable a main contractor to be appointed as soon as possible. Specialist sub-contractors were procured during the main contractor tender period in order to meet the required timescales. Tender prices were checked against the cost plan and value engineering techniques used to meet the budget.
A change of architect shortly before starting on site presented a potential obstacle. With the wealth of knowledge and experience shared between the project team, however, we were able to brief the new architect on the budget constraints and share the rationale for the various design decisions.
A fully food-hygienic, insulated, panelled facility provided the capacity for the food process and hygiene wash down requirements. The facility is heavily serviced and 45% of the building costs were allocated to mechanical, electrical and refrigeration services costs.
Access into the building for the commissioning of the processing machinery, prior to handover, presented a further obstacle. Collaborative working between the project team, client and contractors enabled a partial handover of the building. The remaining works was then completed around the installation of the process equipment.
