A purpose designed 666,000 sqft Semi-Automated National Distribution Centre, commisioned by John Lewis Partnership.

JLP commissioned a bespoke design, for the Semi-Automated Distribution Centre (SANDC), to meet their Physical Distribution Plan for the next 10 years.

SANDC assists in delivering a network capacity to handle anticipated sales growth, enhance store presentation and reduces stock holding, providing benefits both strategically and operationally.

A purpose designed 666,000 sqft Semi-Automated National Distribution Centre, with offices and ancillary facilities, together with related external works and services in Milton Keynes, off Junction 13 M1.

Once completed, the development will provide a self-contained landscaped site provided with all necessary road connections to the main public highway. The new facility will achieve a ‘Very Good’ BREEAM rating in the offices and ‘Excellent’ in the warehouse.

The Developer for the site is Gazeley UK Ltd. JLP are the first tenant on the Magna Park, Milton Keynes development. This park will eventually be home to over 3,000,000 sqft of warehouses. The park will include a large number of eco-initiatives including; storm water collection, local provenance vegetation, T5 lighting to offices, DSG partitions and ceiling tiles, marmoleum floor coverings, organic paint, interface carpets, low flush volume WC’s, waterless urinals, spray taps, timber from Forest Stewardship Council, 150 lux in lieu 250 lux to warehouse, occupancy detection lighting controls and daylight dimming, 15% rooflights, wind turbine, T8 lighting to warehouse, jet nozzle c/w energy controls and radiant heating, reduced air infiltration, 13 degrees in lieu 16 degrees warehouse heating.

Base Build completion 13 August 2007.  Fit Out completion 15 February 2008. ‘Go Live’ 13 May 2009.

Davis Langdon has provided Project Management, Employer’s Agent, Cost Management, Tenant’s Rep and Quality Control (Building Surveying) services on the project from its inception. Undertaking these roles has included the development of the project for both the Base Build and Fit Out works.
